Best calendar months to list, accept or make offer

In my previous article, "Home sales, around Flathead County, over the past 5 years?", I displayed maps of sold homes by price range, showing the reader the location of each batch (and the count available in each strata).

Sellers often wonder about listing month choice -- its impact upon their ultimate sale price. They are also concerned about sales month comparisons, i.e. when to expect the maximum sale price when considering the market months and offers strewn across the year.

Well, I've run the numbers for Singe Family Residences (SFR's), for Flathead County, over the past 2 and 3 years. I've limited the scope to original list prices between $150,000 and $475,000 (in $25k pricing blocks).

I first studied the average sale price percentage of original list price, based upon which calendar months the properties were originally listed:

I next analyzed the average sale price percentage of original list price, based upon which calendar months the properties were actually sold (closed):

Lastly, I analyzed the average sale price percentage of original list price, based upon which calendar months the properties went under contract:
