How much per square foot, around Flathead Valley?

I thought it timely, given a recent meeting I had with a wonderful Buyer client, to pictorially summarize the locales and sold price-per-square-foot of real estate transactions during the past year, within Flathead County (and each of these cities: Kalispell, Whitefish, Columbia Falls, Somers, Lakeside and Bigfork).

As with most of my graphics, medium green parcels are state land and light green parcels are managed forest land.

Here are the locales and sold price-per-square-foot of real estate transactions during the past year, within Flathead County (darkest brown is "dirt cheap" and deepest blue is "sky high", figuratively speaking):

- If you've done some searching on your own already, you're likely expecting the $250+/SqFt pricing around the lakeshores

- You will see higher prices when abutting Forest Service land, or when underlying land parcels are oversized (acreage)

- You might be surprised to see so much affordability, displayed in Lakeside and Somers, when not on the water

- There's a lot of brown, when surveying Kalispell and Columbia Falls areas -- not so much near Whitefish

- If you've done some searching on your own already, you're likely expecting the $120-150/SqFt pricing around Kalispell

- You will see higher prices when abutting water, or when underlying land parcels are oversized (acreage)

- Silverbrook is on par with Whitefish averages

- Not a lot of brown...

- Cheaper in the perimeter areas, again unless on a body of water or larger parcel (or super-custom)

- In-town smaller parcels lend cheapest square footage

- Some larger parcels in outlying areas lend higher prices

- Priciest along the golf course -- except further east of golf course

- Price increase for southern-most parcels, north of Flathead River

- Somers, Lakeside and Bigfork homes can be had with square footage as inexpensively as CFalls or Kalispell or Kila, which may come as a surprise.

- Along the lakeshore will always be spendy

- Great diversity exists within Eagle Bend
